Anonymised case note: how a three-family ancestral dispute closed in eleven weeks through pre-litigation mediation and a shared surveyor.

Three families, one ancestral plot, two competing partition deeds drafted forty years apart. On a conventional timeline, the matter would have spent at least seven years in trial-court litigation before reaching a meaningful settlement.

We closed it in eleven weeks. The single most important decision was procedural: we commissioned one surveyor, jointly retained, with all three families present at the site visit.

Once the map was shared, the negotiation moved quickly. The dispute had never really been about boundaries — it was about which version of the family history would be acknowledged. The map made that conversation possible.
